We create value and manage Siemens' real estate portfolioOur roots are in corporate real estate management for Siemens. In this role, we take overall responsibility for all real estate activities. We manage the portfolio, optimize space utilization, oversee operation of our real estate, including all real-estate-related services, are responsible for letting and sales, and implement all of Siemens' construction projects. Our aim is always to support the strategy of the company and its businesses as best we can, thus creating long-term value. Part of these services are available to other companies.
In pursuing our activities, we not only create value for our customers but also assume social responsibility. Our spaces and services give present and future businesses room to grow and enable them to concentrate on their core business.
We are close to our customers and keep a close eye on current trends and developments. We are familiar with both global trends and the particular circumstances of local markets. This enables us to anticipate changes in business requirements at an early stage and ensure the required flexibility by means of active, needs-based and forward-looking management of real estate portfolios. Our tasks also include the forward-looking development of locations such as the Siemens Technoparks or the realization of major real estate projects such as the Siemens Campus Erlangen and the Siemensstadt² in Berlin.
We offer selected services to external corporates: from advisory services in the fields of new working environment and portfolio strategy (“Consult”), to a wide range of space offers (“Rent”) and development projects (“Develop”).
We ensure that office, industrial and special-purpose space works smoothly, safely and reliably and that costs are optimized. It spends an immense sum on maintenance, a sum that impacts directly on the cost position of customers.
One of our principal tasks is the operation of all Siemens sites worldwide, office buildings and production facilities included. Our responsibilities encompass technical, infrastructure and other building services, some of which are provided by ourselves and some of which we buy in and manage. The objective is to operate the spaces made available to our customers smoothly, safely and reliably at an optimal cost.
The continuous improvement process, key performance indicators (KPI) and audits ensure that quality is maintained at a high level.
We support Siemens in the fight against climate change and operate the company's own real estate throughout its entire life cycle under economic and sustainable aspects. Our stated goal: By 2030, we will only own or lease CO2-neutral buildings.
To achieve this goal, we are using various levers to decarbonize our real estate. In the last five years, we have renovated 33 production sites to make them more energy-efficient, thus reducing CO2 emissions by around 40,000 metric tons a year. These energy efficiency measures are based on an investment of 65 million euros. A standardized energy monitoring is currently being implemented to ensure that we identify further potential savings and continuously optimize our energy consumption. Through the systematic development of decentralized energy systems (DES), which are applied both at existing buildings and at new constructions, we are using renewable energies and further reducing our carbon footprint. Our electricity purchasing is also based on green electricity.
In addition, electromobility, the promotion of biodiversity, cradle-to-cradle and recycling are just some of the activities we drive that stand for sustainability and climate protection at our properties.
Modern working environments support employees' creativity and performance by enabling them to develop their individual competencies and skills to the full. That's why we at Siemens Real Estate are continuously working to further develop our offering of working environments. As early as 2010, Siemens Real Estate launched the establishment of the "Siemens Office" concept, which stands for mobile, flexible and self-determined work, and goes hand in hand with a trust-based corporate and leadership culture and new forms of collaboration. To date, around 80,000 Siemens employees work in accordance with this innovative concept, which has now been consistently advanced towards the New Normal. Current impulses, developments and criteria regarding the attractiveness of employers have found their way into the "Siemens Office New Normal" concept, as has the wealth of experience from over a decade of mobile and trust-based working at Siemens.
Our New Normal concept stands for a wide variety of work opportunities and work locations and uses new ways of mobile and virtual collaboration. In this way, we empower employees to choose the work environment in which they can perform at their best, while increasing engagement and well-being.
We are enthusiastic about digitalization and are working hard at the moment to make the most of this new technology based on prototypes, existing data sources and a digital ecosystem that continues to expand through strategic partnerships within the Group, e.g. with the Smart Infrastructure unit. Bringing order to the flood of data pouring in from the wide range of different systems involved and leveraging it to obtain meaningful conclusions is another key priority. Vital in this connection is the support provided by MindSphere, the Siemens operating system for the Internet of Things. Prototypes in the fields of energy management, occupancy detection, predictive maintenance and the development of new working environments are already beginning to bear fruit.
Positive results have also been achieved with the Building Information Modeling (BIM) method, for which we have already developed a standard. BIM brings all of the parties involved in a project together at an early stage to produce a digital twin of the building concerned. This digital twin can then be used to optimize the real estate asset across all phases of the product life cycle.
